
You pull up your planter’s guidance map. The line on the screen doesn’t match the fence row that’s been there for sixty years. Which one is wrong?
Neither, really. They’re just answering two different questions.
Your GPS is telling you where your equipment is right now, in relation to itself. Your property line is a legal fact, recorded in a courthouse, tied to survey monuments some of which are older than your grandparents. These two things were never built to match perfectly. Here’s why, and what to do about it.
Farm GPS Systems Are Built for Guidance, Not for Legal Boundaries
Auto-steer and RTK-corrected tractor systems are made for one job: keeping your passes straight and consistent, row after row. That’s called pass-to-pass repeatability. It means your planter can return to the exact same line tomorrow, next week, or next season.
But repeatability isn’t the same as legal accuracy. A guidance system can be dead-on consistent with itself while still sitting several feet off from the boundary in your deed. It was never tied to that deed in the first place. It was tied to a local reference point your system picked when you started using it.
So when your auto-steer path runs closer to (or past) a fence line than expected, that’s not proof the fence is wrong. It’s proof the two systems were never talking to each other.
Datum Differences Can Quietly Shift Your Line by Several Feet
Here’s something most farmers never hear about: not all GPS coordinates are measured against the same starting point.
Older Iowa deeds and plats were often drawn up using an older reference system called NAD27. Most modern GPS devices default to a newer system, NAD83 or WGS84. These systems don’t line up exactly. Converting between them without the right correction can shift a coordinate by several feet, sometimes more.
This isn’t “GPS error” in the way people usually mean it. The equipment isn’t broken. It’s reading correctly, just against a different reference grid than your old paperwork used. If nobody accounts for that conversion, the mismatch shows up looking like a mystery. It isn’t one. It’s math.
Iowa’s Original Section Corners Were Set by Chain and Compass, Not Satellite
Go back far enough, and every property line in Iowa traces back to surveys done in the 1800s, using chains, compasses, and a lot of walking. Surveyors measured across timber, wetlands, and rolling ground long before anyone imagined satellites overhead.
Those crews did remarkably careful work for their tools. But small errors were unavoidable. A slight compass drift, a stretch of chain, a hard-to-reach corner in a marsh. Multiply that across hundreds of miles of section lines, and you get discrepancies of a few feet here and there, baked into the historical record.
Modern satellite equipment is far more precise than a 19th century survey chain. But precision doesn’t erase history. If the original corner was set slightly off from a perfect grid, a modern GPS reading will faithfully show you that old error. It can’t fix it on its own.
Consumer-Grade Coordinates vs. RTK Correction: Not All “GPS” Means the Same Accuracy
Not every device labeled “GPS” delivers the same accuracy, and that gap matters more than most people realize.
A basic phone or handheld unit typically lands within roughly 10 to 16 feet of the true point, sometimes less accurately depending on signal conditions. An RTK-corrected receiver, the kind licensed surveyors use, can land within a fraction of an inch.
That’s not a small difference. It’s the difference between “close enough to plant a row” and “accurate enough to hold up as legal evidence.” Farmers sometimes assume their auto-steer unit is survey-grade because it feels precise in daily use. It is precise, for guidance. It was never built, or certified, for boundary determination.
Why Only a Licensed Retracement Survey Can Reconcile the Two
So how do you actually find out where your legal line sits?
A licensed surveyor performs what’s called a retracement survey. It starts with research, not equipment. The surveyor pulls your recorded deed, any prior surveys, and the original government survey records. Then comes fieldwork: locating the original monuments, or the witness evidence left behind when an original corner has been lost or destroyed.
Iowa boundary law follows a clear order of priority when evidence conflicts. Physical monuments generally outrank stated distances. Stated distances generally outrank directions or computed areas. This hierarchy exists because monuments represent where the original surveyor actually stood, while distances and directions are just their notes about it.
A GPS unit, no matter how good, isn’t authorized to make that legal call. It can help collect data in the field. It can’t weigh evidence or apply boundary law. That takes a license, training, and judgment built from doing this work case by case.
