It maps the boundary lines, shows the recorded rights tied to the land and compares the record to the real ground. For an elevator project, that early check carries weight. The proposed elevator spot has to sit inside the property you own and stay clear of things that could block it.
Whether the Proposed Elevator Area Fits Within the Surveyed Property
An ALTA survey confirms whether the spot you picked for the elevator sits inside the property described in the records. The surveyor ties the surveyed land to its record description, then draws the boundary the way it exists on the ground. That drawing shows where the property lines run near your planned elevator location.
If the proposed elevator area reaches past a line, the team learns it early, while the design is still on paper. A structure placed even a few feet outside the surveyed property can stall a project or force a redesign. The survey answers that up front, before the team commits the elevator to a spot it may not own. With that point settled, the rest of the site work rests on solid ground.
Existing Improvements That Could Constrain the Elevator Footprint
The survey records the features already built on the site, so the team can see what sits close to the planned elevator. During fieldwork, the surveyor picks up the improvements and site conditions that can shape where an elevator structure or addition fits. Some of those features may leave less room than the design assumed.
Common items a survey may show near a proposed elevator spot include:

Title records and the survey together can show the rights other parties hold across the land. These include easements, servitudes, covenants and similar recorded rights. Some of them may cross the exact area where the elevator would go.
An easement running through the proposed elevator location changes the picture. It may give a utility company or a neighbor the right to use that ground. Before the design moves ahead, the project team may need to look into what the easement allows and how it limits the work area. Building over a recorded right can lead to legal trouble later.
The 2026 ALTA/NSPS standards call for the surveyor to consider recorded easements that benefit or burden the surveyed property as part of the records research behind the survey. In Iowa, deeds and easements are recorded with the county recorder, and those records put owners and builders on notice of rights tied to the land. A survey that reflects this research helps the team spot a conflict before it reaches the field.
Utility Evidence Near the Planned Elevator Location
Utility evidence matters a lot when the team settles on a spot for the elevator. A new elevator structure sits on a foundation, and that foundation may run into lines below grade. The survey shows the utility features the surveyor can see, such as manholes, meters, valves and marked lines.
The survey can also include more underground utility information when the client asks for it in the agreed scope. Even then, that information has limits. Under the 2026 ALTA/NSPS standards, observed utility evidence gets treated differently from the extra information gathered through selected scope items. The standards also warn that utility information does not always show the exact underground location of a line.
For an elevator, that difference is worth knowing. The survey points the team toward what sits near the planned spot. It does not stand in for a full underground location before digging. A separate utility investigation may still be needed once the elevator location gets close to final.
Survey Information the Design Team Can Use Before Construction Moves Forward
The finished ALTA survey gives the whole project team one shared drawing of the site. The owner, lender, title professionals, architect and engineer can each read the same map. That common reference helps them review the site and check the elevator plan against real conditions.
A survey is one input to the work, not approval to build. It shows the ground and the recorded rights, but it does not clear the design or the project. Depending on the elevator, separate architectural, structural, geotechnical, utility, code, zoning, permitting and engineering work may still be needed. Each of those steps looks at a piece the survey does not cover.
The 2026 ALTA/NSPS standards took effect on February 23, 2026. When you request the survey, name the 2026 standard and list any Table A items that fit the elevator project. Table A holds optional items the client can add to the scope, and the right ones depend on what the design team needs. Setting the scope early gives the surveyor a clear target and gives the team a survey that matches the work ahead.
